Repairs & Renovation of Kyo-Machiya Houses (Q&A)

Roof: ​

The roof seems to be leaking. I want to repair the entire roof, but can I do it legally? 
⇒ Can be repaired legally. 
​* Replacement of roof tiles
* Full repair of baseboards 
* Repair of rafters (less than half of the roof area)
​
⇒ The above repairs are not subject to retroactive application of the Building ​Standard Law.

Since the replacement of roof tiles and baseboards is considered a repair of some of the components of the roof, the complete replacement of roof tiles and baseboards does not constitute a large-scale repair and is not subject to the retroactive application of the Building Standards Law.

Partial repair of rafters is allowed. If the repair of rafters is less than half the area of the roof, the Building Standard Law will not be applied retroactively. 
Notes:
  • If the eaves of the house are fireproofed in keeping with the design of the Kyo-Machiya, fire safety will be improved.
  • Non-flammable wood is also available.
