在购买房屋时,有必要考虑是选择公寓还是一户建,或者是新房还是二手房。
可以想象一下购房后的生活,和家人讨论什么样的住房才能实现理想的生活方式也是很重要的。

要点1 设想具体的生活方式​
首先,从理想生活的角度来考虑。
例如「想饲养宠物的话一户建比较好」、「如果庭院和周围的维护比较麻烦,还是公寓比较适合」等等,通过想象实现理想的生活方式,为了这个目标而勾画出住房形状。
要点2 了解住房类型的特点
无论式公寓还是一户建都有它的特点。 每个人都有自己的住房喜好,参照下表考虑适合自己的住宅。

选择二手住宅时,为了解除对老建筑质量的担忧。可以利用下面的几个方法来确认二手住宅的品质。
・检查:由第三方建筑诊断的专家对房产状况进行客观检查和调查。
・住宅性能评价制度:关于住宅的性能,国土交通大臣注册的第三方住房性能评估机构对其进行1至5级评定的制度。
・无忧R型住房:具有抗震性能的二手房,经过检查(建筑状况调查等),并提供装修等方面的信息。 国土交通省对希望参与的商业协会进行审查和登记,属于各协会的企业(房地产公司等)在广告中展示符合其标准的二手房,作为「无忧R房」。
要点3 了解公寓管理
(1)专属区域和公共区域
公寓和一户建最大的区别是建筑物的「所有权区分」。虽然建筑用地有属购房者共同拥有,但建筑物被分为「专属区域」和「公共区域」。专属区域是由墙壁和天花板隔开的房屋内部生活空间,属于房主所有。公共区域是指建筑的入口、电梯、楼梯、走廊、外墙、自行车停放区和垃圾存放区,这些都是所有购房者共享的区域。
(2)管理协会的作用
公共区域由一个管理协会管理,其成员都是各户业主。管理协会决定管理政策,如长期维修计划,包括何时、如何检查和维修公共区域的建筑物和设备,所有的业主为此积累必要的费用(称为维修储备基金)。公共区域的日常清洁和其他实际工作一般由管理协会委托的管理公司来完成。公共区域的日常清洁等其它实际工作一般由管理协会委托的管理公司来负责。
(3)管理条约和使用细则
