5-3 看房产广告的方法(禁止事项篇)
在房产广告中,禁止 "诱售广告 "和 "不当说明"。
参考示例,检查是否有违反条款和条件的情况,如缺少应该显示的项目或误导性的措辞。

要点1 注意诱售广告
诱售广告是指不能交易的房产广告,包括以下内容:
・虚构的房产
・已售房产
・无意出售的房产
恶意的广告是登载的房产广告和介绍给客户的房产不同。
同样被禁止的还有双重价格,为了使房产明显看起来更便宜,不正当的比较广告、夸大广告、虚假广告、以及虚假陈述优越性,广告中的房产明显优于实际房产或和其它房产公司的房产。
要点2 须知不动产广告的不当说明
以下是含有违反条款和条件项目的误导事例。 要警惕类似这样的广告,应该显示的项目被遗漏或误导性的措辞。

不正当事例
1、特选、最高、拔群、稀少等
除了表示财产是根据某些标准选定的术语外,如 "特别选定",给人以价格明显较低的印象的术语(如 "便宜"),暗示比其他公司优越的术语(如 "行业第一","日本最好")和最高级的术语都是禁止的,除非有客观和具体的事实。
2、公交车站步行8分
必须说明从最近的车站到最近的公交车站的时间以及从公交车站到住房的步行时间。
3、包含私道20㎡
占有面积和私人道路覆盖的面积必须明确分开。
4、不符合规定的道路
在城市或半城市规划区建造建筑物时,根据《建筑标准法》规定,原则上占地与宽度为4米或4米以上的道路之间的距离至少2米。 如果不符合这一点,"不符合规定的道路 "必须被标记为 "不可建 "或 "不可再建"。
5、建筑面积108.45㎡(带有地下车库)
车库不能包括在建筑面积内。
6、宽敞的4DK
禁止使用 "宽大 "和 "明亮 "等主观词语表述。
7、二手
有义务注明建造的年份和月份。
8、公园至近
在标明学校和公园等公共设施时,必须清楚地标明距离或步行时间,而不是 "至近 "这样的主观词语表述。
9、专任
有必要明确指出房地产公司在交易中的地位,说明以哪种方式来对应交易模式:"卖方"、"出租方"、"中介 "或 "代理"。
