4-2 根据能承担的还款金额来估计贷款金额
在购房时,贷款的金额是一个主要的问题。
贷款金额会增加购房预算,但也会增加购房后的还款负担。
根据自己收入和支出之间的平衡,考虑合理的借贷。
要点1 不要以金融机构的贷款限额为基准

银行等金融机关根据借款金额与房产价格的比例以及年还款额与含税年收入的比例制定抵押贷款限额为标准。
例如,Flat 35(由日本住房金融厅与私人金融机构合作提供的抵押贷款)规定,贷款金额必须在100万日元至8000万日元之间(以1万日元为单位),并在建筑或购买价内。
年度还款额与含税年收入的比例也列在下边的表格中。

但是,这仅仅是Flat 35的标准。 偿还贷款的金额取决于每个家庭的情况。 考虑到个人情况,如 "必须支付的孩子教育费用","照顾父母的费用 "或 "换车的费用"等等,然后算出自己还款限额来决定贷款的金额。

首先,审查目前的家庭收入和支出,确定每月可用于偿还贷款的家庭盈余数额,包括因购房而减少的支出和储蓄金额。 然后,从这个金额中减去因购房而预计增加的支出,来估计每个月可以偿还的金额。
但是,将此金额视为最高金额,并在计划还款时留有余地是比较安全的。

(例):目前的住房成本(租金・管理费+停车费)+购房时的储备金额。

对于税收和管理费及维修储备金的数额(公寓),如果决定了购买房产后需向房产公司咨询大概的估价。

*根据每月的还款额,估算贷款金额。
估算出每月的还款额后,参照下表估算出可贷款的金额。
例如、每月还8万、奖金还款0円、利息2%、还款35年的话,大概可以贷款金额为2410万円。虽然不能过分依赖奖金,但如果预计还款会有一定的稳定性,也可以考虑结合奖金还款。
还有,可以通过计算软件输入相关数值后,根据年收入和月还款额计算出可借贷金额的模拟数据。
重要的是以这个借贷能力为 "上限 "考虑财务计划。 假设收入减少,支出增加,如果是可变利率的贷款,由于利率上升,还款额会增加。确保稳定的财务计划。
