Works for Owners
Management fee will be estimated by each times, include consideration of location, size and types of property, basic and additional works as requested.
a. BASIC service : 6,000 yen / month
- Submit monthly report, works of 1 ) ~ 10 )
b. Additional option 1 : 4,000 yen / month
– Ventilation and running water in the building (bathrooms, kitchen, toilets, washrooms, etc.) (once a month, 30 minutes work on site)
c. Additional option 2 : 2,500 yen / 30 minutes, / each times
– Luggage storage at the property and on-site attendance
- Substitute Payment of water utility fees and other incidental equipment usage fees
- Substitute Payment of fixed asset tax, real estate acquisition tax, and other related taxes
- Substitute Payment of condominium-related fees, including maintenance fees, repair reserve funds, HOA fees, and other associated charges
- Substitute Payment of security maintenance agreements
- Substitute Payment of garden and tree pruning / landscaping management
- Substitute Payment for on-site administrator or caretaker dispatch services
- Substitute Payment of fire insurance premiums
- Emergency notification and response coordination
- Submission of regular management reports
- Confirmation, storage, and disposal of mail and delivered items

- We ask property owners to deposit 6 months to 1 year of management fees in advance.
- Consumption tax will be added to each payment.
- If you request indoor work or on-site services, please note that actual parking costs will be charged separately.
Our primary service areas are Kyoto Prefecture and Shiga Prefecture; however, we are also able to consult on properties located in Osaka Prefecture, Hyogo Prefecture, and other nearby regions.
