Process of Second House Management

How would you like to manage your second home safely in Japan?
We support the management of vacation and second homes across Kyoto Prefecture, Shiga Prefecture, Osaka Prefecture, and Hyogo Prefecture, acting as your trusted local neighbors.
Below is an overview of our management process and how we take care of your property.
Works for Owners
​
  1. Substitute Payment of water utility fees and other incidental equipment usage fees
  2. Substitute Payment of fixed asset tax, real estate acquisition tax, and other related taxes
  3. Substitute Payment of condominium-related fees, including maintenance fees, repair reserve funds, HOA fees, and other associated charges
  4. Substitute Payment of security maintenance agreements
  5. Substitute Payment of garden and tree pruning / landscaping management
  6. Substitute Payment for on-site administrator or caretaker dispatch services
  7. Substitute Payment of fire insurance premiums
  8. Emergency notification and response coordination
  9. Submission of regular management reports
  10. Confirmation, storage, and disposal of mail and delivered items

Management fee will be estimated by each times, include consideration of location, size and types of property, basic and additional works as requested.
 a.  BASIC service : 6,000 yen / month
    - 
Submit monthly report, works of 1 ) ~ 10 )

 b.  Additional option 1 : 4,000 yen / month
    – Ventilation and running water in the building (bathrooms, kitchen, toilets, washrooms, etc.) (once a month, 30 minutes work on site)

 c.  Additional option 2 : 2,500 yen / 30 minutes, / each times
    – Luggage storage at the property and on-site attendance
​Additional services and work can be arranged upon the owner’s request, and we are happy to customize our management services for each individual property.

Please note the following:
  • We ask property owners to deposit 6 months to 1 year of management fees in advance.
  • Consumption tax will be added to each payment.
  • If you request indoor work or on-site services, please note that actual parking costs will be charged separately.
Our primary service areas are Kyoto Prefecture and Shiga Prefecture; however, we are also able to consult on properties located in Osaka Prefecture, Hyogo Prefecture, and other nearby regions.
